Complete a Roof Certification

Document roof condition and remaining useful life for an insurer, using permits and shared photos from the same job.

A Roof Certification documents a roof's covering, age, condition and remaining useful life when an insurance carrier asks for it.

Before you start

Ask the client or agent what the carrier needs: a particular form, a certain number of years of remaining life, specific photos or an inspection within a certain window. Carriers don't all ask for the same thing.

Complete the report

  1. Add Roof Certification to the property with Add Report.
  2. Open it with Edit Report.
  3. In Information, enter the applicant or insured name, policy number, address inspected and inspection date. The address here applies to this report only.
  4. In Roof, record the covering material for each roof type, roof age, remaining useful life, date of the last roofing permit and update, full or partial replacement (with the percentage) and any visible signs of damage.
  5. Add anything else the carrier should know in Comments.
  6. Attach the most recent reroof permit with Permits in the photo area, and add photos of every slope, plus any damage, repairs and penetrations.

Save time with the same job

If you're also completing a Four Point, use Copy photos to reuse your roof photos. The permit research is already available in both reports.

Base it on what you observed

Permit dates and appraiser records are useful background, but your conclusions about condition and remaining life should come from what you observed. Note slopes you couldn't see or access.

Acceptance

Each carrier sets its own rules, and no software can guarantee a carrier will accept a report. If a carrier rejects it, compare their stated reason with the report, revise it and send the updated version.
