Check your state's report rules

Some states require a specific report format. Texas, for example, requires licensed inspectors to use a state-promulgated form. The Full Home Inspection writer is a general-purpose report, so confirm it meets your state's requirements before you rely on it.

Why research varies by address

Property and permit records come from third-party providers and public agencies, and coverage differs by county, city and address. A rural parcel or new construction may return few records, while an older suburban home may return dozens. An empty result doesn't mean a record doesn't exist. See When research returns no records.
